Overview

Andrew has extensive experience litigating unique and complex business, real estate, and entertainment-related disputes. Whether representing large corporations or private individuals, Andrew is known for thinking “outside the box” to tailor his litigation strategy to optimize results for his clients.

In addition to litigating disputes in all venues (state, federal, bankruptcy, and private arbitrations), Andrew is frequently called upon by in-house counsel, business managers, brokers, and others in a consulting capacity to guide clients in avoiding litigation whenever possible, and when not possible, to make sure his clients are prepared and well-positioned to aggressively pursue their claims and defenses should litigation ensue.

Representative Matters

  • Represented international luxury brand in lease dispute with landlord arising from impacts of city ordinance on client’s planned use. Obtained beneficial lease termination deal for client with no payment and full release from landlord.
  • Represented multi-national office furniture company in lease dispute concerning Westside landlord’s damage claim arising from surrender condition of showroom premises. Positioned case to achieve extraordinary settlement deal for client despite unfavorable evidence.
  • Represented entertainment conglomerate in complex contract and fraud-based dispute against start-up motion picture company and its various principals and affiliates concerning the sale of various film projects – resulted in multi-million dollar settlement deal secured by film projects with additional complex enforcement mechanisms in favor of client.
  • Represented large regional land developer’s interests in a bankruptcy proceeding filed by resort hotel that had defaulted on client’s secured loan – resulted in successful settlement deal approved by bankruptcy court under which client gained control of the resort hotel asset.
  • Represented media company in complex commercial lease holdover dispute where client’s tenant on one property was also client’s landlord on a different property – successfully negotiated settlement of disputed claims freeing up client’s property for sale.
  • Represented entertainment management firm in action against screenwriter regarding screenwriter’s failure to pay client its ten percent share of gross earnings on blockbuster film – obtained summary judgment in favor of client and defeated screenwriter’s various defenses, including arguments under the Talent Agencies Act.
  • Represented many large institutional banks in various actions involving breaches of secured loans, including obtaining receivers for subject property pending foreclosures, obtaining relief from bankruptcy stays where debtor has filed bankruptcy, and securing writs of attachment against loan guarantors – representation has been in both state and federal courts in counties of Los Angeles, Orange, Riverside, San Bernardino, and San Diego.
  • Represented prestigious South Bay homeowners’ association (with over 5,000 resident members) defending action brought by school district. School district sought to void use restrictions on donated lots so that the district could sell lots for private development. Defeated complex legal challenges of school district obtained judgment in favor of homeowners’ association that continues to keep donated lots restricted for school/park purposes.
