Overview

Christy has worked for nearly 25 years in the real estate industry. Prior to joining Shoreline, Christy worked as an associate in the real estate departments of Morrison & Foerster and Riordan & McKinzie (now Bingham McCutchen) and as in-house counsel for a tax credit syndication company specializing in the finance and development of affordable housing. In addition, prior to attending law school, Christy worked as an escrow officer with a national title insurance company for nearly 10 years. From this varied and extensive experience, Christy has developed a practical and common sense approach to negotiating and closing complex transactions. Christy’s practice at Shoreline focuses on a broad range of real estate transactions, including leasing, acquisition, disposition, development, and financing (including defeasance, forbearance, and workout arrangements) related to all types of projects.

Lease Transactions:

  • Represented national retail tenant in connection with negotiation of lease for 520,000 square feet of warehouse space
  • Represented national retail tenant in connection with negotiation of leases, subleases and lease assignments for more than 25 stores
  • Represented large public company as sublandlord in connection with negotiation of sublease of 114,000 square feet of office space
  • Represented large public company as tenant in connection with negotiation of lease of 20,000 square feet of office space
  • Represented large public company as sublandlord in connection with negotiation of sublease of 23,500 square feet of office space
  • Represented large public company as tenant in connection with the renegotiation of renewal lease of 49,700 square feet of office space
  • Represented large public company as tenant in connection with the renegotiation of renewal lease of 32,800 square feet of office space
  • Represented large public company as tenant in connection with the lease of 180,800 square feet of warehouse space
  • Represented owner/developer as landlord in connection with multiple leases of 3,000 – 25,000 square feet of creative office space
  • Represented owner/investor as landlord in connection with multiple leases of 3,000 – 20,000 square feet of office space

Purchase and Sale Transactions:

  • Represented national retail client in connection with the purchase of several former Circuit City sites
  • Represented national retail client in connection with the purchase and development of multiple unimproved land sites for development as retail store (including ground leasing and disposition of surplus land)
  • Represented national retail client in connection with the purchase of existing shopping centers (including the leasing of excess retail space not utilized by client)
  • Represented investor in connection with the purchase of GSA leased property

Other Real Estate Transactions:

  • Represented shopping center owner as borrower in connection with negotiating and closing refinance
  • Represented lender in connection with foreclosure of large multi-use project securing $130+ million loan and related matters
